That background changes how a deal gets underwritten. When the offer goes out the door, it's not a guess at repair costs. It's based on knowing, from real experience, what the work actually takes and which numbers actually hold.
It also changes how I treat sellers. My word is my bond. My price is my price. The number I put in writing is the number I close at. No chipping away between offer and closing. No surprise reductions on the steps. That isn't generosity. It's just how business should be done.
The seller comes first, especially when the seller is in a hard spot: elderly, in distress, facing a situation they didn't choose. On more than one deal I've released part of the deposit early to help cover moving expenses. Not because I had to. Because it was the right thing.
I close as fast or as slow as the seller needs me to. This company was years in the making, a conversation with my mother that went on for more than a decade before it became a business. The point of building it wasn't to win one deal. It was to be the company everyone in the deal (seller, agent, next buyer, us) is glad they worked with.
